Deutsche Asset & Wealth Administration’s (Deutsche AWM) Alternatives and Real Assets (ARA) business declared that it has attained The Alhambra, a Class-A office complex in Miami, FL, on behalf of an overseas institutional investor.

Built to high industry standards and achieving both an Energy Star rating and LEED Gold Certification, the 326,415-square foot office complex is comprised of two towers—Alhambra Plaza and Alhambra West, which are 14-stories and seven-stories, respectively. The project is located in the highly sought-after Coral Gables office submarket of Miami, and provides tenants access to multiple business centers, high-end executive housing, in addition to walking distance to upscale shopping, dining, and entertainment amenities.

“The Alhambra is a well-located property in the Miami market, and is leased to a strong mix of quality national, multinational, and local tenants in a diverse mix of industries,“ said Todd Henderson, Head of Real Estate in the Americas for ARA. “The project offers an immediate income generation opportunity through the leasing of vacancy in the portfolio and long-term value via a targeted capital improvement program to reposition the asset.“

A.M. Best has affirmed the financial strength rating of A (Excellent) and the issuer credit rating of “a+” of Travelers Insurance Company Limited (TICL) (United Kingdom). The outlook for both ratings is stable.

The ratings of TICL reflect the support offered by St. Paul Fire and Marine Insurance Company (SPFM) in the form of an explicit guarantee covering all of TICL’s liabilities arising from its underwriting activities. SPFM is a partner of TICL’s ultimate parent, The Travelers Companies, Inc. (Travelers) [NYSE: TRV]. TICL is Travelers’ main underwriting operation in the United Kingdom and Ireland. The ratings also reflect TICL’s strong stand-alone risk-adjusted capitalisation. Offsetting these strengths is the company’s weak underwriting performance.

TICL maintains strong risk-adjusted capitalisation with a sufficient cushion to absorb higher than predictable losses. Shareholders’ funds are predictable to fall by around 2% in 2015 from the GBP 504 million stated at year-end 2014.

The company has a solid business profile as a specialist underwriter of liability and commercial property business in the U.K. and also benefits from Travelers’ strong brand recognition. An predictable decline in gross written premium (GWP) in 2015 in the range of 4% to 5% reflects competitive conditions in core markets and the later stages of a planned exit from certain classes as profitability challenges are addressed. GWP is predictable to show modest growth, in the region of 2%, in 2016, supported by rate improvements and new product offerings.

The Travelers Companies, Inc., through its auxiliaries, provides a range of commercial and personal property, and casualty insurance products and services to businesses, government units, associations, and individuals in the Unites states and internationally. It operates in three segments: Business and International Insurance; Bond & Specialty Insurance; and Personal Insurance.
